What a heritage window consultant does
A heritage window consultant assesses the windows of a historic or protected building and advises on how to conserve their significance while meeting the practical needs of the people who live and work behind them. That means understanding the age, construction and condition of each window, identifying original fabric worth retaining, and setting out an approach that satisfies both the owner and the conservation framework the building sits within.
In practice, our role is to translate between three worlds that do not always speak the same language: the owner who wants a warm, workable, long lasting window; the architect coordinating a wider scheme; and the conservation officer safeguarding the building's historic interest. We bring the joinery knowledge to say what is genuinely repairable, what needs careful replication, and what a sympathetic, like for like specification should look like.
Because our advice is grounded in hands on restoration through The Barnsbury Group, our recommendations are realistic and buildable rather than theoretical. We know how a box sash is put together, how a rotten cill is spliced rather than ripped out, and how slim double glazing or discreet draught proofing can be introduced without compromising a window's appearance.
Listed building consent and conservation area guidance
Windows are one of the most heavily scrutinised elements of any listed building, and altering them almost always requires listed building consent. In a conservation area, an Article 4 Direction may also remove permitted development rights, meaning that changes which would be routine elsewhere need consent here. We help you understand which controls apply to your property before any work is planned.
Our guidance explains, in plain terms, what is likely to be acceptable and what is likely to attract objection. Repair and restoration of original windows is generally welcomed. Replacement is more sensitive, and where it can be justified we advise on matching profiles, glazing bars, glass type and finish so that a proposal stands the best chance of approval.
We are clear about the limits of consultancy. We can prepare and strengthen an application, and we can liaise constructively with your conservation officer, but we cannot grant consent. Approval is a matter for the local authority, and our work is designed to give that authority the evidence it needs to say yes.
Surveys, specifications and reports for planning applications
The foundation of good heritage advice is a thorough survey. We inspect each window in detail, record its construction and condition, and photograph the elements that carry historic significance. From that survey we produce a written specification setting out precisely what is proposed for each opening, whether that is repair, restoration or carefully justified replacement.
These documents are prepared to support a planning or listed building consent application. A clear heritage statement, a condition survey and a like for like specification give a conservation officer confidence that the significance of the building has been understood and respected, which makes a positive decision more likely and reduces the risk of drawn out negotiation.
